What is the land conversion fee ?

(i) What is the Conversion fee?

                          When agricultural land is allowed to be converted to be used for other purposes, a fee needs to be deposited. It is called the Conversion Fee. The rate of conversion fee is notified by the Government in the Revenue Department from time to time by notifications. The latest rate of conversion fee has been prescribed vide The Odisha Land Reforms(Amendment) Act,2023 w.e.f. 29th December,2023. As per the said amendment,the conversion fee at the rate of one per centum of the market value would be payable per acre of the agricultural land situated in different places. So now the location of the land becomes less important so far as the conversion fee is concerned. It depends completely upon the market value of the land which is maintained by the local Sub-Registrar. It is available online through the website of the Inspector General of Registration,Odisha.

             With the introduction of online services, Government has made provision for online deposit of conversion fee. It can be deposited through Net banking,Debit Card or Credit Card.

(ii)        How to deposit Conversion Fee online ?

         When the Tahasildar finds that applied land fulfills all the conditions for conversion and there is no objection from anyone to the proposed conversion, he would create a demand notice.The same will be intimated to the applicant through sms. On receipt of such intimation, the applicant would access the portal  and pay the premium by checking the status at https://odisharevenueservices.nic.in.

He would deposit the fee online using his Debit Card/Credit Card/Net banking or other options available there.After successful payment,the applicant would download the Money Receipt from the portal.Then only the case will be visible to the Tahasildar for further processing.The applicant can also check the status of payment at https://odisharevenueservices.nic.in/home.aspx .The page appears as follows:
